1. Firstly, we will validate your purchasing capacity through our banking partners that you will have met on presentation of all of your necessary documents.
2. Once your budget has being determined by the bank then we will source a property on your behalf with this budget in mind.

Project Management Fees
To start the process and make sure that you are serious about collaborating with French Homes Direct and Barnes you pay a one off refundable fee of 1,000 Euro to French Homes Direct. Your search will start as of that day and propositions of properties will follow. The 1000 Euro will be taken off the global cost of the property once everything is in place.
Acquisition Fees in France
(1) Normally when you purchase property in France if you go through an agent the agency fees are included in the selling price on average 5-6% including VAT.
Our Fees for your project
If we have the property that you are thinking of buying in our portfolio, then you pay no added fees on top. We will be paid by the seller (1).
If we do not have a property in our Portfolio we will go directly to the selling public and purchase on your behalf we will charge you 5-6% including Vat on top of the initial purchase price, but we will negotiate with the seller, in order to obtain the best price on your behalf, so your return on investment will still be very attractive. We will not overpay for properties as negotiating is our occupation.
When we present you some properties, our fees will be completely transparent and you will get a detailed breakdown of the property price, how it can bought ( through us, or through the general public ) notary costs, renovation and decoration costs, rental prices etc, expected taxes etc, so you have the exact calculations to calculate your return on investment.
